The Challenge

The 2020 Southwest New Brunswick Municipal Housing Study estimated that the county would need 253 new dwellings per year through 2026, triple the amount of new construction that occurred between 2011 and 2016 combined.

 

The Solution

Access to affordable, safe, and accessible housing is a collective right.

We are currently working alongside community partners, experts, and regional stakeholders to understand, adapt, and grow the non-profit housing capacity in our region through affordable housing developments. 

In 2020, Project : Village began working on an affordable housing project in Blacks Harbour. With this guidance, the Board of Directors incorporated a new non-profit housing association in 2021 called Project : Village Housing Inc.

Project : Village Housing Inc. is committed to developing affordable housing in Charlotte County.

Willow Court Development

Our second project in Blacks Harbour is currently under construction!

In late 2021 Project Village Housing purchased a former commercial building in the heart of the village and started making plans to covert the building to residential apartments. The project will create 12 apartments; 8 one bedroom and four two-bedrooms all renting to households that fall under the provinces Housing Income Limit. The project is a great example of adaptive reuse, taking a building that had been formerly vacant and turning it into much needed housing. Construction is slated to be completed in fall 2026.

Lewis Connors Drive Development

Our first project will include a development on Lewis Connors Drive located in the downtown core of Blacks Harbour, New Brunswick. The Lewis Connors Drive property was an in-kind donation by the Village of Blacks Harbour in December 2020. This 7.5 acre site includes ocean frontage, road access, and some municipal water and sewer infrastructure. Project Housing Housing is working to develop this multi-phased project in Blacks Harbour. Phase 1 will be a 29-unit development with half of the units renting at market rates and half of the units renting at affordable rates. 

How does Project Village Housing Inc. define ‘affordable housing’?

In Canada, housing is considered “affordable” if it costs less than 30% of a household’s before-tax income.(CMHC website) Keeping with CMHC guidelines, Project : Village Housing Inc. will set the rents for affordable units at 80% of Median Market Rents (MMR) for our region.
